Want to rent an apartment, but you fear the unpaid? In September 2009, a new system should take over from the current guarantee risks (GRL) in effect for two years.
What is changing?
To date, the GRL you covered only against the risk of default of certain categories of tenants. Upon implementation of the new device and subject of the Enforcement Decree, all tenants will be eligible if:
- Their resources are less than 50% of the rent (including utilities),
- The rent does not exceed € 2,000 per month.
This GRL, called "universal" can be purchased by the lessor from Generali insurance.
What risks covers the GRL universal?
- The new LRG cover rent, unpaid charges and litigation costs in a ceiling normally set at € 70 000 per unit.
- The damage will also be supported to the tune of € 7,700 per claim.
A decree will specify waited for the start of the final terms of the new device.
In case of default: what to do?
As with any insurance (home insurance, car insurance, ...) if the procedures in your insurance policy fail (in particular, sending reminder letters by registered mail to the tenant), you only need to make your claim with your usual contact Generali to be compensated.
